Emerald Plaza is a 6 story, 74,182 sq ft commercial building that was built in 1985. Original HVAC equipment consisted of one McQuay 220 ton dual centrifugal water cooled chiller and a single cell Evapco cooling tower with blow through design.
Multiple chiller failures along with rising energy costs lead to the design and replacement of the HVAC system. ACIS was asked to design and implement a long term solution. The McQuay chiller was removed and replaced by a dual compressor Carrier 30HX screw chiller. This selection was largely due to space limitations and reliability concerns. The Evapco tower was replaced with an Evapco induced type tower. This design allowed for drop in required horsepower from 25 hp to 15 hp for the tower motor. A VFD was also installed which further increased the efficiency and also helped to maintain stable condenser water temperatures in mild weather conditions.
ACIS provided this complete system retrofit starting on a Friday evening and finished Sunday afternoon of the same weekend. There were no interruptions to the tenants throughout the process.
